The absorption report displayed on page 3 of this week’s Midtown Market Report indicates that property sellers still have a slight edge over buyers. That’s why the list-to-sale ratio continues at an extremely healthy 99%.

On the down side, the pending sale ratio is a dismal 6.7%. This means that demand is very soft right now. So when you get a chance to sell (aka an offer), make every effort to work it out.
