Tips for Settling Into Your New Home

Congratulations! You’ve survived the process of leaving one home and finding another and the onus of packing everything up and then unpacking the same boxes.  You’ve found a new bank and a new doctor; you’ve investigated trash pick-up times, licensing requirements, and car registration; and your mail is being forwarded on a regular basis.  So far so good, but now that you’re somewhat settled in your home, it’s time to become familiar with your new environment.

The following tips are designed to help you become part of your new community and re-create the sense of belonging you had in your previous location.

  • Go online to learn about the new area and what it has to offer. Look at the city or chamber of commerce website. Research religious facilities, cultural opportunities, parks and outdoor activities, and so much more!
     
  • Acquire a regional map and drive around. Explore shortcuts and pinpoint the location of shopping malls, medical services, libraries, the post office, city offices, etc.
     
  • Talk to neighbors. Ask advice about home maintenance companies, babysitters, doctors, or the civic league or homeowners’ organization association.
     
  • Take a walking tour of your neighborhood. Introduce yourself to and initiate conversations with neighbors who are outside. Compliment their yard or ask directions, for starters.
     
  • Attend garage/yard sales in the vicinity of your home. Shoppers at these events are generally friendly and gregarious, so talk to them.
     
  • Read the local newspaper to discover places of interest and happenings in the area. Look for clubs or group meetings that focus on your interests--art, gardening, books, sports, crafts, e.g.
     
  • Join a recreation center or gym. Attend classes there or work out with a group that you know will share your interests.
     
  • Volunteer. Check with a church or synagogue, a hospital, library, or school near you. Volunteering is a terrific way to meet people and to make you feel an integral part of the community.
     
  • Give a house warming party and invite all your neighbors. Such an occasion is a good reason to finish unpacking and decorating your new home and a wonderful way to make friends..

Before long you will become familiar with your new environment and be comfortable there. Best of all, you’ll “belong” once again!

Tax Rules for Gifting Real Estate

Did you give the gift of real estate this holiday? If so, you need to be sure to abide by the tax rules that are associated with giving such a large gift. 

  • It may be a good idea to give the cash for your loved one to purchase a house instead of purchasing a house for them.  You may think you know your relative or friend better than anyone but you may not know all their secret hopes and dreams because they may not tell you every little detail about themselves.  If you give cash to your loved one to buy a home you need to keep the amount at $14,000 or less.  The gift tax limit for a yearly gift called the annual exclusion allows you to give $14,000 cash or less to as many folks as you would like each year tax free.
  • Another great way to give the gift of real estate without disobeying any tax rules is to give the gift of a cash down payment. You will want to make sure that the loan officer knows that this is a gift and not a loan.  You will need to fill out the appropriate paperwork so that the fact that the down payment monies is a gift will be well clarified, otherwise you risk your friend or loved one losing out on getting their mortgage. 
  • If you would like to sell your children’s childhood home to them you may do so but be sure that you are careful how you do it.  Seller financing your home to your children is a great way to avoid being taxed to the max.  In this type of sale you basically will be given a small down payment and you will hold the note on the property.  This type of real estate gifting is great as long as you can trust your loved one to pay down the mortgage. 
  • Selling your home to your loved one at a low ball price is another way to give the gift of real estate all the while abiding by tax rules.  Of course the IRS may think you are crazy but once they see you are selling to a family member they will understand. 

Remember if you do decide to give the gift of real estate to abide by the tax rules and regulations and you will be sure to have some excited recipients!

Tips To Get Your Finances in Order for the New Year

We all have New Year’s resolutions each year.  Why not make 2016 a great one by deciding once and for all to get your finances in order.  There are several ways that you can make a big step to improving your finances for this coming year that are not that difficult to do. 

  • One of the first things you should do in order to get a hold of your finances is to write down everything you spend for at least a month.  This way you will be able to clearly see where your money is going and where it is not.  You may find that you are a bit surprised by exactly how much money you waste on a daily basis buying things that you can definitely do without. 
  • Another easy step to taking a hold of your financial situation this coming year is to start paying off your credit cards.  It is a good idea to start with the smallest amounts owed on credit and pay that amount off first, then move to the larger amounts owed and whittle them down as well.  Once you pay off your credit cards do your best to do without them if you possibly can.  Living on a cash only basis is a great way to take charge of your finances.  If you don’t have it, you don’t spend it…it can be as simple as that!
  • This is a bit old school, but clipping coupons is a great way to help ease financial strains that you may have gotten yourself into.  There are several ways to coupon and many times you can get products completely free of charge if you get good enough at couponing.   Make a stockpile of things that you use on a regular basis such as toilet paper and toothpaste and other items you can get very cheap or free.
  • If you can, it is a good idea to save up an emergency fund for things that may go wrong now and again such as car repairs and the like.  A good amount to strive to save up is around $1,000.  This will be a big help when you find yourself in need. 

This should be a good start to getting you thinking about your finances and how to take control of them before they take control of you.  This time of year it can be hard to think about finances due to the holidays and all that they include but it is well worth it if you do so that you can start out the New Year in the right direction.

Energy Conservation Tips For Your Home This Winter

The crisp air has arrived as winter is approaching quickly, which means we are all going to be looking for ways to keep warm.  There are ways to stay warm and cozy inside of your home that won’t cost you a mint this winter if you follow a few energy conserving tips such as the ones below. 

  • Insulation can do wonders for your home this winter.  You may think that your home is already properly insulated but it may be that a few areas are not insulated as well as they should be.  Check for cracks in door frames, window panes and other areas where warm air may escape and cold air may be able to come inside.  You may want to add some more insulation to pipes that are already insulated if the current insulation has become worn out or is thin. 
  • Clean your heat filters so that your system runs as efficiently as possible.  This will help to cut down on your heating bill. 
  • You may not be aware that you can hire professionals to come to your home to check it for energy efficiency.  This is what is known as an energy audit.  The professionals check your home for energy loss and areas in which your energy efficiency can be improved.  Many times this service is free of charge. 
  • Don’t wait for the middle of the winter to stock up on items such as ice, shovels, blowers and the like.  These items will go up in price during the winter months, so be sure to purchase them on the off season or as soon as they are available for purchase in your local store. 
  • If you can stand to lower your thermostat a bit you stand to save a good deal on your electric bill.  Wrap up in blankets and or snuggle with your loved ones during the coldest part of the winter. This will not only save you some money but it may also help you and your family to grow closer together and have a time of bonding. 

Stay warm this winter and save on your electric bills at the same time by putting all or a few of these energy saving tips to good use.  There is no reason why you can’t stay warm all the while saving a bit of cash.  Who knows, you may end up with so much savings that you have extra money to spend this Christmas!
