Midtown Montgomery Real Estate Market Trends - May 2016

When putting a home on the market, there is a lot to consider. How will you find a REALTOR®? What should you price the home? And the big one—is the home ready to sell? Most sellers know to get rid of clutter and fix any big or obvious problems. But what else can sellers do to get top dollar for their home? The National Association of REALTORS has identified some staging tips for various rooms in a home. After all, NAR research shows that 81 percent of buyers believe it is easier for them to picture themselves in a home when it’s staged. To appeal to those buyers, NAR recommends scrubbing the fireplace, focusing on symmetry in decoration, packing up dishes that don’t match your main set in your cupboards, making the extra bedroom a fun activity room to showcase other functions (like a sewing room or office), and keeping all closets as empty as possible.

What Realtors Do - You'll Be Surprised!

Think you know what a real estate agent does on a daily basis?  You might have to think again in order to correctly identify all the responsibilities on the shoulders of your REALTOR (a real estate agent who is a member of the National Board of Realtors).   You most likely would be surprised—and impressed—to discover the wide range and long list of activities undertaken by your REALTOR in your pursuit of buying/selling a home.

A basic job description would include renting, and buying, and selling (oh, my!) real estate for clients, interviewing potential clients, previewing and showing  property, discussing sales conditions, drawing up and presenting offers, holding open houses, and writing contracts—all the while meeting deadlines and hand-holding when necessary.  Oh, but there is so much more for your REALTOR to do, including, but certainly not limited to, the following duties:

  • Staying current with market trends in your area
  • Analyzing comparables
  • Exploring and evaluating mortgage options
  • Finding buyers or properties for clients
  • Scheduling appraisals
  • Keeping up with changing federal/state laws and program
  • Negotiating between parties
  • Preparing MLS listings
  • Promoting properties via ads, web sites, videos, and virtual tours
  • Completing required courses, attending seminars, and the like
  • Coordinating inspections, walk-throughs, and closings
  • Arranging for title searches

But did you know that the National Association of Realtors awards grants to groups of state and local real estate associates who attempt to go above and beyond in promoting and expanding housing opportunities in their communities?  These REALTORS work together to design and implement affordable housing programs and are thus eligible for the NAR grants twice a year.  In addition, the NAR offers programs, training, and resources for these groups.  Click here for details of the Housing Opportunity Program.

Remember, real estate doesn’t sell due to advertising alone. In fact, a large share of real estate sales comes as the result of a practitioner’s contacts through previous clients, referrals, friends, and family. When a property is marketed with the help of a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally pre-screen and accompany qualified prospects through your property.

Midtown Montgomery Real Estate Market Trends - March 2016

According to the National Association of Realtors, mortgage rates are now lower than they ended in March. That means that rates are not only near the lows for the year to date, they are also close to the lowest rates in three years. These lower rates translate into increased buying power and/or improved ability to qualify for a mortgage.

A record number of Americans are actively searching and looking at the current inventory on Realtor.com®. We currently have 2% fewer homes for sale in the U.S. relative to last year, but we’ve seen 137,000 new listings come onto the market so far in April.

Looking ahead, great weather will likely draw even more people to look at open houses and available homes over the rest of the month. According to Cleveland Research, after a cooler than normal start to April, the weather forecast for the next 10 days is expected to be “near perfect” across many of the largest housing markets in the country, especially in the central and eastern U.S.

But who cares about a national or regional weather or housing forecast? What matters most are the trends and conditions in your neighborhood.

Montgomery Old House Expo: Sunday May 1 2016.

Thirty-one years ago, one worried historic preservationist (Marilyn Sullivan) and one old-house-loving REALTOR (Sandra Nickel) got together to brainstorm how to save one wonderful old house downtown (Brittain-Dennis cottage, now a fully restored and leased property in Old Alabama Town) and create positive buzz about Montgomery’s historic neighborhoods. As a result the Montgomery Old House Expo was born.

6 wonderful old homes are on the tour this year in the Garden District, Old Cloverdale, Cloverdale-Idlewild and Edgewood. Homes are open from 1:00 - 5:00 pm. If you are looking to buy a Montgomery home or are an old home lover, this is one event you won't want to miss.
