Zillow’s new survey-based index gauging consumer sentiment about housing markets and homeownership indicates that the majority of U.S. consumers feel positive about real estate market.

The Zillow Housing Confidence Index ranges from 0 to 100 with marks above 50 indicating positive sentiment. Households surveyed had a real estate confidence index of 63.7, indicating more people feel positive about real estate than not..

The index includes a “Homeownership Aspiration” component that measures renters’ attitudes and likelihood of pursuing homeownership. Nationwide, renters had an aspiration index of 59.3, indicating that more renters than not aspire to be homeowners.

In addition, 10 percent of current renters nationwide said they plan to purchase a home within the next 12 months.

Zillow estimates that 4.2 million first-time homebuyers would flood the market if all renters purchase a home who indicated that they’d like to in the next 12 months.

Midtown Montgomery Year End Real Estate Market Report 2013

Fannie Mae and Freddie Mac were scheduled to increase the fees they charge lenders for guaranteeing mortgages this year. The fees often trickle down to borrowers and result in higher mortgage rates. In his first policy decision as the new Federal Housing Finance Agency director, Mel Watt, signaled that maintaining borrowers' access to mortgage credit is a high priority by putting a stop to the increased fees. Watt has called for further study of the potential impact increased fees will have on borrowers.

"The implications for mortgage credit availability and how these changes might interact with the new ... mortgage standards could be significant," Watt said. "I want to fully understand these implications before deciding whether to move forward with any adjustments."

Yes, it’s true…real estate activity slackens during the holidays but here are some things to consider about housing hunting during the holidays…

  • Lower seasonal prices are likely before the anticipated increases in 2014. Many homes on the market during the holidays are being offered because the sellers are being transferred. January is a high workplace transfer month. Transferees are trying to sell their homes during the holidays because they feel they have to.
  • Less competition among buyers is common because many are concentrating on holiday activities. If they don’t have to move for some reason they tend to wait until after the year-end holidays. That means fewer competing offers and less likelihood of bidding wars.
  • Seller anxiety begins to set in during the holidays. That means potentially better deals can be had. Sellers who need to move get more willing to bargain during the holidays because there is less demand from buyers.
  • Less competition from other buyers means you can do your house hunting being a little more relaxed about the potential of losing a house that you really are interested in.

The Fed recently announced they would continue their current pace of purchasing bonds until the economy was stronger. This bond purchasing program is the reason that mortgage interest rates are at historic lows. Rates began to increase over the last several months just on the anticipation that the Fed would announce that they would be reducing the level of bond purchases last month. When that didn’t happen, rates actually decreased.

Midtown Montgomery real estate sales statistics for September 2013 show the number of homes sold increased by 28% when compared to September 2012. The average sales price increased by 29% to $ 184,238 for the month. The median sales prices increased by 21%, and market times increased by 52 days from September 2012.  The highest selling home price increased by 33%, and the lowest selling home price decreased by 22% from September 2012.

While it’s tempting to rejoice over these huge increases, it’s important to remember that they compare just one month’s activity in each year.  And because Midtown homes are so different in size, degree of renovation, etc., sales values from year to year reflect more than just “more business” but “different business” as well.  A more important and meaningful statistic is this:  at the end of the September, 2013, selling prices market-wide are up 3.46%.  Yes!!!!!!

Midtown Montgomery Real Estate Market Trends - September 2013

The American Dream of homeownership is alive and well, according to a majority of renters surveyed for the NAR 2013 National Housing Pulse Survey. The survey found that more renters are thinking about becoming homeowners than in past years and the number of Americans who prefer to rent is declining. Thirty-six percent of renters said they were thinking about purchasing a home, compared to only 25 percent in 2011. 

Americans’ concerns about home values continuing to drop have also diminished. A majority of respondents revealed that housing prices in their area are higher than last year, and 38 percent reported an increase in local housing market activity in the past year.

New data on Americans’ rising net worth is good news for the economy. Figures from the National Association of Realtors® show household net worth has completely bounced back from the recession and reached a new peak of over $70 trillion in the first quarter of 2013. So what is fueling the increase? NAR research points to recovering home and stock prices and a reduction in debt as the driving forces. Midtown Montgomery Real Estate Market Trends - June 2013

The housing market outlook continues to be optimistic. Research by the National Association of Realtors® reveals that steady job creation and household formation have been helping release pent-up demand. Home prices are primed to rise in 2013 and 2014 due to lagging housing starts and an ongoing inventory shortage. Americans are also feeling confident in the housing recovery. According to a HouseLogic.com article, More than Half of Americans Think Home Prices Will Rise in Year Ahead, Fannie Mae’s April 2013 National Housing Survey revealed 51 percent of Americans now expect home prices to climb within the next year; up from 32 percent at the same time last year.
