Real Estate Market Report for Midtown Montgomery for the week of July 5, 2026

This week’s Midtown Market Report finds the area in balance, with 206 homes pending/sold and 196 available for sale. This means negotiations between buyers and sellers will be even-handed

What’s troubling is that the pending sale ratio is at just 8%. This time of year, the “high season” for home sales, we would expect it to be in at least the 10-12% range.

We still need more homes for sale, especially in the lower price bands. And we need for buyers to have confidence that a buying decision now will serve them well over time.
