Midtown Montgomery Real Estate Market Trends - June 2013

The housing market outlook continues to be optimistic. Research by the National Association of Realtors® reveals that steady job creation and household formation have been helping release pent-up demand. Home prices are primed to rise in 2013 and 2014 due to lagging housing starts and an ongoing inventory shortage. Americans are also feeling confident in the housing recovery. According to a HouseLogic.com article, More than Half of Americans Think Home Prices Will Rise in Year Ahead, Fannie Mae’s April 2013 National Housing Survey revealed 51 percent of Americans now expect home prices to climb within the next year; up from 32 percent at the same time last year.

Midtown Montgomery real estate sales statistics for May 2013 show the number of homes sold decreased by 21% when compared to May 2012. The average sales price increased by 18% to $ 149,493 for the month. The median sales prices decreased by 13%, and market times remained consistent with May 2012.  The highest selling home price increased by 43%, and the lowest selling home price increased by 40% from May 2012.

Should You Pay-off Your Mortgage Early?

With interest rates so low and economic uncertainty so high, it is no wonder that many owners of Montgomery AL homes are considering paying off, or at least paying down, their mortgages earlier than expected. The topic is a homecontroversial one, however, with real estate and financial experts vociferously arguing about both the advantages and disadvantages of such a move.

Proponents of early pay-offs cite benefits such as a strong sense of financial stability, added housing security, and financial flexibility, whereas opponents point out the loss of liquidity and investment opportunities.  Both sides agree, however, that you should pay off high interest loans first, establish a comfortable emergency fund, and utilize a mortgage calculator to analyze financial gain or loss incurred in the early pay-off of the mortgage on your Montgomery AL home.

In the event that you decide that you do wish to own your Montgomery AL home free and clear now—or in the near future-- there are steps you need to follow.   First, the process is the same whether you obtained your loan from a bank, a credit union, or a mortgage broker/banker. You should also (1) advise your insurance carrier in writing that you no longer have a mortgage; (2) request the real estate taxing authorities in your jurisdiction send you the original tax bills; and (3) stop any automatic payments with your bank.

Midtown Montgomery Real Estate Market Trends - May 2013

We've heard much about investors playing a role in the housing recovery, but they aren't the only major players. According to results from the Campbell/Inside Mortgage Finance HousingPulse Tracking Survey for March, first-time homebuyers and current homeowners are also building a strong presence as they dominate the non-distressed market. Investors accounted for 13.3 percent of the market share for non-distressed properties, while current homeowners represented 50 percent of the market. First-time homebuyers also made up a significant portion at 36.8 percent. Read the entire article here.

Midtown Montgomery real estate sales statistics for April 2013 show the number of homes sold increased by 3% when compared to April 2012. The average sales price decreased by 31% to $101,239 for the month. The median sales prices decreased by 11%, and market times increased by 15 days.  The highest selling home price decreased by 63%, and the lowest selling home price increased by 37% from April 2012.

As is often the case in an area like Midtown where prices vary widely, a single $600,000 sale skewed the April 2012 average selling price to an unrealistic high.  Last month's average is far more representative of reality.

Stay Cool and Save Money With Energy Saving Tips

Summer is here, accompanied by heat, humidity, and high electric bills. Depending on your location, the size of your home, and utility costs in your area, summer often brings the highest monthly bills of the year. The good news, however, is that there are some easy tips to help keep you cool in your Montgomery AL home and save a little money at the same time.

thermometerReduce the heat inside your Montgomery AL home:

  • Use a microwave oven, slow cooker, or barbecue grill rather than your oven.
  • Put lids on pans to hold the heat in while cooking.
  • Do "wet" chores (washing clothes or dishes, mopping floors, watering indoor plants, etc.) in the early morning or at night when it's cooler. This will help to keep humidity down.
  • Lower your shades and close your curtains to keep the sun out.
  • Seal windows and doors efficiently to keep the cold air inside and the hot air outside.
  •  Install efficient lighting that runs cooler. Only about 10%–15% of the electricity that incandescent lights consume results in light—the rest is turned into heat.

Lower energy usage:

  • Most hot water heaters have thermostats that may be set to 140 degrees for hot water. This usually isn't necessary--turn the thermostat down to 120 or 115.
  • Take a short shower, say about 5 minutes, and you'll only be using one third of the amount of hot water than you would with a bath.
  • Don't use the drying function in your dishwasher. Let the dishes air-dry.
  • Wash only full loads of dishes and clothes. Dry your clothes on hangars or outside your Montgomery AL home.
  • Turn off computers, printers, copiers, and home electronics when they are not in use. Surge protectors that allow you to plug several items into one strip with an on/off switch make this even easier.
  • Turn thermostats to78 degrees when at home; 85 degrees when away.
  • Use fans to circulate cool air.
  • Close any central air registers in empty and/or unused rooms.
  • Turn down the temperature of your water heater to the warm setting (120°F)
  • Keep lots of food in your refrigerator to keep it from warming up too fast when the door is open.
