The spring buying season looks promising according to BankRate.com. As the weather warms and flowers bloom homes remain affordable and inventories are low, making it a good time to buy.

Here are 5 housing trends you can expect to see this spring:

1. Adjustable rate mortgages are gaining favor.
As rates tick upward, there is a tremendous savings opportunity with an ARM.

2. Homeowners are cashing out with home equity lines.

May homeowners have regained the equity lost in the recession and are taking advantage of new found value in their homes.

3. Mortgage rates will rise...a little!

Mortgage rates will most likely inch up this spring but are not expected to skyrocket. Experts are expecting rates to go higher than 5%.

4. Home prices will increase.

An increase in prices is mostly due to low inventory. Prices are expected to steadily climb through the end of the year.

5. 'Permanent' HAMP rates are expiring.

Homeowners who refinanced with the Home Affordable Modification Program will start to see their rates increase. The 'permanent' rate expires after 5 years.

Midtown Montgomery real estate sales statistics for March 2014, show the number of homes sold increased by 30% when compared to March 2013. The average sales price increased by 28% to $ 130,647 for the month. The median sales prices increased by 27%, and market times increased by 131 days from March 2013.  The highest selling home price decreased by 17%, and the lowest selling home price decreased by 47% from March 2013.

Zillow’s new survey-based index gauging consumer sentiment about housing markets and homeownership indicates that the majority of U.S. consumers feel positive about real estate market.

The Zillow Housing Confidence Index ranges from 0 to 100 with marks above 50 indicating positive sentiment. Households surveyed had a real estate confidence index of 63.7, indicating more people feel positive about real estate than not..

The index includes a “Homeownership Aspiration” component that measures renters’ attitudes and likelihood of pursuing homeownership. Nationwide, renters had an aspiration index of 59.3, indicating that more renters than not aspire to be homeowners.

In addition, 10 percent of current renters nationwide said they plan to purchase a home within the next 12 months.

Zillow estimates that 4.2 million first-time homebuyers would flood the market if all renters purchase a home who indicated that they’d like to in the next 12 months.

Yes, it’s true…real estate activity slackens during the holidays but here are some things to consider about housing hunting during the holidays…

  • Lower seasonal prices are likely before the anticipated increases in 2014. Many homes on the market during the holidays are being offered because the sellers are being transferred. January is a high workplace transfer month. Transferees are trying to sell their homes during the holidays because they feel they have to.
  • Less competition among buyers is common because many are concentrating on holiday activities. If they don’t have to move for some reason they tend to wait until after the year-end holidays. That means fewer competing offers and less likelihood of bidding wars.
  • Seller anxiety begins to set in during the holidays. That means potentially better deals can be had. Sellers who need to move get more willing to bargain during the holidays because there is less demand from buyers.
  • Less competition from other buyers means you can do your house hunting being a little more relaxed about the potential of losing a house that you really are interested in.

Midtown Montgomery real estate sales statistics for March 2013 show the number of homes sold decreased by 6% when compared to March 2012. The average sales price decreased by 6% to $87,165 for the month. The median sales prices increased by 48%, and market times decreased by 7 days. The highest selling home price decreased by 24%, and the lowest selling home price increased by 27% from March 2012.

Midtown Montgomery Market Trends - Dec 2012

With the gift-giving season in full swing, some parents are considering a sizable and meaningful present for their children and/or grandchildren - real estate. This is the sign of a solid trend, with a growing number of parents are currently helping their children purchase homes, whether they’re buying these homes for their sons and daughters outright, helping them pay for closing costs, or coming up with the money for their down payments.

While such a gift is certainly in keeping with the spirit of the season, those who are giving or those relying on monetary donations from their parents or family members to buy real estate should follow some fairly simple underwriting and IRS rules.

  • You can gift a total of $13,000 a person without being taxed on that money.
  • The person giving the gift must file a form 709 (gift tax return) for any gifts over $13,000 per year per recipient.
  • Buyers applying for a conventional mortgage loan must use their own funds for at least 5 percent of their down payment.
  • When buyers are providing a down payment of at least 20 percent of their home’s purchase price, they can rely on gift funds for the entire down payment.
  • Mortgage lenders will need to see documentation showing the origin of gifted funds.
  • A gift of real property is accomplished through a deed. A warranty or grant deed is normally used, but in some cases a quitclaim deed may be appropriate. You will identify the property being transferred and sign, notarize, and register the deed as clear evidence that the property has been given to your children.

As with all major financial decisions, you would be wise to consult your accountant and/or tax attorney before gifting monetary assistance for the purchase of real estate or the property itself.

The average sales price increased by 23% to $156,890 during the same period. The median sales prices increased by 14%, and market times increased by 19% or 31 days. The highest selling home price decreased by 27%, and the lowest selling home price was the same.
