Midtown Montgomery Real Estate Market Report for August 2014

While the number of for sale by owner transactions is on the decline, approximately 9 percent of sellers decide to go it alone and forego outside help from a Realtor®. Typically those that go this route have extenuating circumstances, such as already having a relationship with the buyer (which happened in 40 percent of recent FSBO sales, according to National Association of Realtors® data). However, NAR’s 2013 Profile of Home Buyers and Sellers shows that most sellers benefit from the outside help of a knowledgeable advocate when selling their home. Aside from being experts in the field, Realtors® have the time, know the market and needs of the potential buyers, bring an objective and fresh perspective to the seller, understand the complexity of all of the processes involved, and have the ability to attract qualified buyers.  It’s because of these reasons that sellers using a Realtor® tend to get more for their homes, according to NAR’s report.

Midtown Montgomery real estate sales statistics for August 2014, show the number of homes sold decreased by 9% when compared to August 2013. The average sales price increased by 3% to $140,940 for the month. The median sales prices increased by 16% to $107,500, and market times increased by 27 days.  The highest selling price increased by 40%, and the lowest selling home price increased by 14% compared to August 2013.

Midtown Montgomery real estate sales statistics for July 2014, show the number of homes sold increased by 18% when compared to July 2013. The average sales price increased by 11% to $152,134 for the month. The median sales prices increased by 11%, and market times decreased by 89 days.  The highest selling price decreased by 17%, and the lowest selling home price decreased by 43% compared to July 2013.

National Association of Realtors® Chief Economist Lawrence Yun predicts sales activity to steadily pick up, provided more inventory reaches the market and job growth continues. Yun says price growth is also rising. This year’s spring market offers many opportunities for those thinking about selling their home.

Zillow’s new survey-based index gauging consumer sentiment about housing markets and homeownership indicates that the majority of U.S. consumers feel positive about real estate market.

The Zillow Housing Confidence Index ranges from 0 to 100 with marks above 50 indicating positive sentiment. Households surveyed had a real estate confidence index of 63.7, indicating more people feel positive about real estate than not..

The index includes a “Homeownership Aspiration” component that measures renters’ attitudes and likelihood of pursuing homeownership. Nationwide, renters had an aspiration index of 59.3, indicating that more renters than not aspire to be homeowners.

In addition, 10 percent of current renters nationwide said they plan to purchase a home within the next 12 months.

Zillow estimates that 4.2 million first-time homebuyers would flood the market if all renters purchase a home who indicated that they’d like to in the next 12 months.

1. Average home prices decreased for each property type in September.

2. Investors increased their share of purchases of damaged REO properties.

3. The housing market continued its seasonal slowdown.
