DISTINCTIVE DATES:

  • JULY 4, 1776: The Second Continental Congress completed its work on the Declaration of Independence.
  • JULY 8, 1776: Independence Day was first Celebrated in Philadelphia on, and the Liberty Bell was sounded on that day.
  • JULY 4, 1804: The first public celebration was held at the White House
  • JULY 4, 1826: Both Thomas Jefferson and John Adams died on this day.
  • JULY 4, 1941: Independence Day was first celebrated as a federal legal holiday

Ever been to Liberty, MO? How about Libertyville, New Liberty, North Liberty, or East Liberty--all in Iowa? And then there are the eleven places with Independence in their names and five which feature Freedom; Freedom, CA, is the largest of these. Five more towns sport the word America, but only one can lay claim to Patriot, and that is a spot in Indiana with a population of 202.

Did you know that there is a one-gun salute fired at noon on July 4th on every capable military base? It is called the Salute to the Union.

FIREWORKS FINALE:

Nearly every U.S. city or town offers an exciting fireworks display to end the day’s festivities, and we’re never too old or too young to ‘ooh and ah’ at the spectacle. Some notable shows are held at the Gateway Arch in St. Louis, the Charles River in Boston, Mt. Rushmore, the Rose Bowl, and the National Mall in Washington, D.C. Perhaps the longest celebration is fittingly held in Philadelphia--a 9 day festival culminating in back-to-back fireworks!

George Washington once said, “Liberty, when it begins to take root, is a plant of rapid growth.” Do remember, however, that such a plant needs to cherished, taken care of, nourished, and protected by each and every American.

It’s a time of hustle and bustle--with so much to do in so little time! Look to your community to extend the spirit of giving. Donations of money, food, clothing, and time will always be welcomed by the Salvation Army, local charities and relief groups, and church outreach programs. The first annual Macy's Thanksgiving Day Parade took place in 1924. That first year, it was known as the Macy's Christmas Parade. It was created to launch the holiday shopping season. Today, the parade is attended by an estimated three million people each year. Approximately 44 million people around the country watch the parade on television.

Money-saving tips for Thanksgiving--something we would all be thankful for!

1. Have a BYOD (bring your own dish) celebration. Asking your guests to contribute to the meal is a great way to save on expenses--and on your own cooking time.

2. Keep it simple. Cut down on the number of side dishes you have. A festive table doesn’t have to be extravagant.

4. Use natural items for decorations--leaves, fruit, squash, gourds, pumpkins, and dried flowers from your garden. A large candle and colorful fruit make a lovely centerpiece. Visit a dollar store for inexpensive holiday items.

5. Check store ads for sales and coupons before you shop for Thanksgiving Day goodies.

6. If time and your schedule allow, bake it yourself. Baking all your pies at one time will also save energy costs.

7. Plan ahead for using the leftovers. In addition to the tradition soup and sandwiches, think about turkey chili, tacos, frittatas, enchiladas, salads, and even paella.  Note: price per pound of a turkey decreases with weight. The bigger the bird, the less the cost--and the more for leftovers!

8. Volunteer. Soup kitchens, church outreach programs, and ‘Meals On Wheels’ can certainly use help, so skip the shopping, share your time with others, and let your family members see how fortunate they really are.”

Tired of the same old, same old? Here are alternatives to turkey.

Thawing, cooking, and serving the bird:

To calculate the amount of food you’ll need, follow this guide.

  • turkeyWhole turkey--1 lb. per person
  • Bone-in turkey breast--¾ lb. per person
  • Boneless turkey breast--½ lb. person

Time required for thawing the bird: for each 4 ½ lbs. of frozen turkey, allow 24 hours of thaw time in the refrigerator. Once fully thawed, the turkey may be refrigerated for 1-2 days.

Quick" thawing method: Place turkey in its original wrapping in sink and cover with COLD water. Change the water every 1/2 hour to maintain the temperature. Allow 1/2 hour per pound to defrost the turkey. Most turkeys will take from 5 to 10 hours to thaw.

Good News On the Economic Front

There is good news on the economic front which will eventually translate into good new for the Montgomery real estate market.

  • The number of first-time filers for unemployment benefits fell by 24,000 last week to the lowest level in nearly four months, the Labor Department reported Wednesday.
  • real estateKeivan Deravi, the AUM pundit, says the demand for diesel fuel and cardboard are both up.  That means more things are being manufactured, packaged and shipped by truck.
  • Rick Sharga of Realty Trac reports Montgomery’s foreclosure rate is trending downward and is 3 times better than the national average.
  • Jimmy Lowder explains September new home sales were up slightly over August and days on market is down 4% Sept 10 vs Sept 09.

Other great observations:

  1. You cannot create prosperity with austerity.  Therefore, Mayor Strange’s various initiatives (buying One Court Square and the buildings along Dexter; floating a bond issue to renovate Cramton Bowl and add the sports complex just as two examples) are the right approach.
  2. Recovery in the residential real estate market will come as a result of investors’ buying up the distressed properties currently bloating our homes-for-sale inventory.  So consider the acquisition and renovation of the “greasy little houses” as a wealth-building strategy for the future.

Staging Tips For A Montgomery Open House

You are selling your Montgomery home and the first Open House only a week away. The house is filled with clutter and things you don’t want to throw away. But the clutter is not appealing to potential Montgomery home buyers. What do you? Here are staging tips for an Open House.

8 Staging Tips For A Montgomery Open House

1. Remove the clutter.

open houseHaving a garage sale is out when removing clutter because the Open House is only a week away. You don’t want to stuff the garage or closets to the gills either. One solution is to rent an off-site storage facility or stack boxes neatly in a basement or crawlspace.

2. Stage each room.

The first thing to do is clean from top to bottom. Make sure windows and light fixtures shine and are in working order. If the room is crowded, put some furniture in the storage facility. Finally, pick a focal point that will attract buyers when they see the room. For example, the focal point of a bedroom is usually the bed, and for a music room, it’s the piano.

3. Use the rule of three.

First, remove everything from counters and table tops, including coffee tables and side tables. Then re-accessorize using the rule of three…using 3 items of varying heights. For example, on an end table you can place a lamp (high), a small plant (medium), and a book (low).

4. Make a child’s room more appealing.

Your goal is to appeal to the largest number of buyers and allow them to see themselves living in your home. Not all buyers will have children. Growth charts, posters, and school projects are personal items become a distraction and should be removed. Also, de-clutter shelves and closets. If you have time, tone down the colors. Bright wall colors can make a room appear smaller.

5. Remove signs of pets.

Not all potential Montgomery home buyers are pet lovers. Remove pets from the property and put away water bowls, food dishes and pet beds.

6. Make it odor free.

Cigarette smells, pet odors and distinctive cooling smells are not pleasant for buyers. Make your home odor free by airing out the house for a few days prior to the Open House or rent an air purifier.

7. Make the outside shine.

First impressions are important. If buyers are turned off by the outside of your home, they will never go inside. Clean off the driveway, mow the lawn, trim edges, pull the weeds and put down fresh mulch in the flower beds. Plant colorful annuals in beds or pots. Make sure the house is clean and paint the front door if needed.

8. Welcome buyers home.

Remember you want your home to say ‘Welcome Home’ to potential buyers. You want them to mentally move into your home and make it theirs. Bake a fresh batch of cookies and leave them on the kitchen table with a pitcher of lemonade. Then go to the park with the kids or visit friends. Somehow remove the family from the house and let your Realtor show the home off to its next owners!

There were 1,442 Montgomery foreclosure homes for sale with 154 new foreclosures in April 2010. The average selling price of a Montgomery home is $186,834 and the average foreclosure selling price is $124,538, a $62,297 savings, according to RealtyTrac.com.

Montgomery foreclosure activity is based on the total number of properties that receive foreclosure filings - default notice, foreclosure auction notice or repossession notice - each month. Home price appreciation is based on month-over-month percentage change of the Home Price Index. The Home Price Index is calculated from home sales records.

Montgomery Real Estate Sales Statistics - March 2010

Pending home sales rose sharply in February, potentially signaling a second surge of home sales in response to the home buyer tax credit, according to the National Association of Realtors®. Contracts signed in February, rose 8.2 percent above February 2009. The data reflects contracts and not closings, which usually occur with a lag time of one or two months.

Lawrence Yun, NAR chief economist, said the improvement is another hopeful sign. “The rise in pending sales may signal the early stages of a second surge of home sales this spring. The healthy gain hints home prices are continuing to flatten. We need a second surge to reduce inventory and stabilize home values.”

The federal Home Buyer Tax Credit ends in just two weeks. Time is running out for you to take advantage of this incredible opportunity to get FREE money from the government to buy a home.

1.  Home Buyer Credit Act

  • DEADLINE: April 30, 2010 (June 30th with a signed, binding contract).

  • montgomery homeELIGIBILITY: First-time buyers and repeat buyers (those who have owned and lived in one residence for 5 consecutive years of the last 8).

  • INCOME LEVELS; $125,000 individual and $225,000 for couples.

  • PURPOSE Allows Montgomery home buyers to receive a tax credit (which may be claimed on this year’s taxes) of $6500 to $8,000.

***Remember that a tax credit is a dollar-for dollar reduction in what a taxpayer owes. If the credit exceeds the amount owed, a refund will be issued.

2. Home Affordable Refinance Program (HARP)

  • DEADLINE: June 2010
  • ELIGIBILITY: The mortgage loan on your Virginia Beach property must be owned by Fannie Mae or Freddie Mac and owner occupied.  Property may include 1 to 4 units. Current mortgage must be paid current and up to date. Loan-to loan value cannot exceed 125% (previously 105%).

  • PURPOSE: To extend underwriting guidelines so as to allow “underwater” mortgage holders (those with loan balances which exceed the value of their Montgomery home) to avoid foreclosure.

3. MILITARY SERVICE MEMEBERS Exception!

If you are a service member on official EXTENDED duty outside of the United States for at least 90 days during the period Jan. 01, 2010 to April 30, 2010, you are GRANTED A 1 YEAR EXTENSION on the First-Time Homebuyer Credit.  That means you have to be under contract by April 4, 2011 and close by June 30, 2011.
